Cold calling is the most direct prospecting channel available to an estate agent. It's also the one that causes the most dread β€” because without a clear script, every call starts from scratch and that's exhausting.

The good news is that a script doesn't have to sound like a script. It has to sound like a prepared conversation. The difference between the two is practice β€” and having the right words in front of you before you dial.

Here are four real scripts for the most common situations. Copy them, adapt them to your natural voice, and use them.

The basic structure of any prospecting call

Before the specific scripts, here's the framework that works in almost every real estate cold call:

  1. Short introduction β€” who you are and why you're calling (10 seconds)
  2. Check it's a good time β€” always, without exception
  3. Value hook β€” why it's worth their while to listen
  4. Open question β€” get them talking, not you
  5. Close on a next step β€” a viewing, a meeting, or a date to call back

Script 1: First contact with a portal lead

The buyer has left their details on a property portal. You're calling within the first two hours.

"Hi [name], I'm [your name] from [agency]. I've just seen your enquiry about the property on [street/area] β€” is now a good time, or would it be better if I called you later?"

[Wait for their answer. If yes:]

"Great. I saw you're interested in [area]. To make sure I point you towards what actually fits what you're looking for β€” can you tell me a bit about the kind of property you have in mind, and roughly when you'd need to be in?"

[Listen. Then:]

"That's really helpful. Based on what you've said, [this property / I have another one] could be a really good match. What does your diary look like this week for a viewing? Mornings or afternoons tend to work better for you?"

Script 2: Following up with a lead who said "we'll think about it"

You spoke to this client a week or two ago and they weren't ready to commit. Time to follow up.

"Hi [name], it's [your name] β€” we spoke a couple of weeks ago about the property on [area]. Just wanted to check in β€” have you had a chance to think it over?"

[If they still haven't decided:]

"No worries at all. Is there anything specific holding you back that I might be able to help with?"

[If they raise an objection β€” price, size, location:]

"That makes sense. What would need to be different for you to feel comfortable moving forward? If I know that, I can see if I have something that gets closer to what you're after."

Script 3: Re-engaging a cold lead (over a month with no contact)

This contact was warm a while back but went cold. You don't know if they're still looking.

"Hi [name], it's [your name] β€” we spoke a few months ago about [reason]. I'm calling because I've just taken on a property in [area] that made me think of you straight away β€” it seems to tick a lot of the boxes you mentioned. Are you still in the market, or have you found something?"

[If still looking:]

"Perfect. I've got availability this week to show you round β€” does Thursday or Friday work?"

[If they've already bought:]

"That's great news, really pleased for you. If any friends or family are ever looking, you know where I am."

Script 4: Cold call to a private seller

The homeowner has listed their property privately on a portal without an agent. You're calling to offer your services.

"Good morning β€” I came across your listing on [portal] for the flat on [street]. I've been working this area for a few years and I actually have buyers on my books looking for exactly this kind of property right now. Do you have a moment to chat?"

[If they show interest:]

"How long have you had it listed? [...] The market in that area is sitting around [price/mΒ²] at the moment, and I've closed [X] deals on nearby streets in the last few months. I'd love to pop in, have a look and talk you through how I work β€” no strings attached. Would Wednesday or Thursday suit you?"
